How it works

The handoff is where good deals go quiet.

You negotiated the deal and got the signatures. Then comes the weakest moment in the transaction: “here’s a lawyer’s number — give them a call.” From that second you’re blind. And when a closing goes sideways, the client doesn’t blame the lawyer they can’t reach — they blame the professional who sent them. Until keys release, the commission is theory. So we rebuilt the handoff. Four steps — Open, Prepare, Sign, Close — and you see every milestone as it happens.

SENT BETWEEN SHOWINGS

01 → Send

Sixty seconds, from your phone.

Client name, contact, property, deadlines — between showings. Once your account is live, your saved details make it one click.

02 → We take it from there

The firm opens the file.

Your client is contacted the same business day, the flat fee is confirmed, and the file opens. Your client never has to chase a law office.

03 → You see everything

Every milestone, live.

Title search, signing booked, funds received — it all hits your dashboard as it happens, and your client gets proactive updates. Nobody asks “any news?”

04 → It closes

Keys release. You get the credit.

Funds move, title registers, keys release. Your client remembers that the smoothest part of the deal was the part you set up.

The math

This closing is your next deal’s marketing.

Clients judge the whole transaction by how it ended. The ones who close calm refer their sister, their coworker, their gym buddy. The ones who close in chaos go quiet — and so does your pipeline from them. The closing is the last thing your client experiences with your name on it. Make it the best part.

And say it out loud in your next listing presentation: “I stay with your file to keys — you watch every step live.” That’s a service promise the agent down the street can’t make.

Why send

We make you look good through the last mile.

The last mile of a deal is when your client is most stressed and your reputation is most exposed. Today the handoff is a suggestion. Send to Close turns it into a transaction — managed, visible, and finished properly.

  • Send every deal — not just the complicated ones. The Calgary buyer four blocks from a law office, the first-time buyer, the refi. Remote signing is simply the better experience: the client’s pace, the client’s kitchen table.
  • Total visibility, both directions. You see the file in real time, so you never chase the lawyer. Your client gets updates at every milestone, so they never chase you.
  • Your client gets the remote closing you’d want for yourself. Signing package couriered to their door, a video meeting with the lawyer, every document explained — same legal weight as any office signing.
  • Free forever — and here’s why, plainly. We’re not a software company; we’re the closing firm. The legal fee on the closing is the business. No referral fees in either direction, ever — which keeps your side as clean as ours.
  • Your client feels safer choosing you. Buyers and sellers relax around the agent who carries them to the finish line instead of handing them a phone number at conditions. Full-service to keys is a reason to pick you — and to come back.
  • A real lawyer is accountable for every file. 20+ years of Alberta real estate practice and 10,000+ closings. When you put your name on the introduction, that’s what stands behind it.

What to send

If it closes in Alberta, send it.

Remote-default closing isn’t a workaround for special cases — it’s how the firm handles every file. Purchases, sales, refinances, title transfers. Local clients and faraway ones alike.

The everyday local deal

Your Calgary or Edmonton buyer four blocks from a law firm. The kitchen table is still the better venue — their pace, their space, no half-day off work.

The first-time buyer

Nervous, full of questions, afraid of looking slow in a boardroom. They get a video meeting where every document is explained at their speed.

The refi file — mortgage brokers

No realtor in the deal; you’re the only professional your client has. Send it in 60 seconds, watch the funding date coming instead of finding out after.

The client who’s away

Out of province, on rotation, mid-move. The signing comes to them — proof the process holds anywhere, with the same legal weight.

What your client experiences

What you’re actually putting your name on.

A welcome from the firm the same day, naming you as the professional who set it up. A flat fee confirmed before any work begins. The signing package couriered to their door, a video meeting with the lawyer at their kitchen table, and a live portal — Track to Close — showing exactly where their closing stands until the keys are in hand. Your client’s last memory of the transaction is calm. That memory has your name on it.

The authority behind it

Built by the lawyer who closes the files.

Send to Close isn’t a tech company’s guess at how conveyancing works. It’s the partner-facing side of 4 Steps to Close — the remote-first closing service built by Rosellina Giardino, an Alberta real estate lawyer with 20+ years of practice and 10,000+ closings. The four-step process, the milestone system, the client communications — all of it was refined on real files over two decades, then built into software. Domain first, platform second. When you send a client, this is who they get.

Common questions

What partners ask before they send.

What does this cost me?
Nothing, ever. We’re the closing firm — the legal fee on the closing is the business, and the platform is how we earn your deals. No charges to you, no referral fees in either direction.
Which deals should I send?
All of them. Purchases, sales, refinances, title transfers — local clients and out-of-province ones alike. Remote signing is the default because it’s the better experience, not a special accommodation. In-person at the Edmonton office is always available on request.
Do I have to use Send to Close to refer a client?
No — and your client always chooses their own lawyer. Send to Close is for partners who want the handoff handled and visible. Phone and email still work fine.
Is the closing handled differently than a normal closing?
Same Alberta real estate law, same conveyancing process, same legal rigour, same paper originals — couriered to the client and signed by hand, with the lawyer on video. The legal validity is identical to an office signing.
When can I use it?
Soon — it’s in final build. We’re building the tool that finishes deals as strongly as you start them, and the partners who join the first-access list get it first. Have a client who needs a remote closing now? Call or text 780-473-7779 (Mon–Fri, 9 AM–4 PM Mountain) and the firm opens the file the same day.
What happens if something goes wrong on a file?
A named lawyer is accountable for every closing — insured, regulated, and answerable to the Law Society of Alberta. You’re never the one holding the bag on the legal work.
Is my client’s information secure?
Yes — it’s handled under the same confidentiality obligations as any law-firm file, transmitted and stored encrypted.
